CB Richard Ellis has been retained to conduct the marketing campaign for 106 Federal Road in Danbury, CT. Formerly a Bennigan’s restaurant, the site is now available for sale or lease. The asking price is $3.5 million.

Al Mirin, senior vice president, and Silvia Pogosyan, senior associate of CBRE’s Private Client Group, are spearheading the property’s sales campaign. Jessica Curtis, associate of CBRE’s Retail Services Group, is handling the property’s leasing on behalf of the owner. The current asking rent is $35.00 per square foot triple net.

“Situated on Danbury’s main retail corridor, 106 Federal Road is the ideal location for a retail, office or restaurant user,” said Mr. Mirin. “The high-visibility property includes a traffic count of approximately 24,600 cars per day.”

106 Federal Road is comprised of a 6,723-square-foot building and 84 parking spots situated on 1.49 acres. The property is located immediately south of I-84 and Route 6 in Danbury, CT. Neighboring retailers include Stew Leonard’s, Loews Cineplex Movie Theaters, Applebee’s, Home Depot, Lowe’s, Best Buy, Kohl’s and Costco.
